POSITION OVERVIEW
The Head of Property is responsible for exploring, validating, developing, executing, and maintaining Hickory’s property developments. This role ensures that developments are profitable, align with the broader business goals, and enhance Hickory’s market leadership in innovation. Key responsibilities include driving sales and leasing through strong relationships with the market, agents, and clients to ensure successful projects and positive market responses.

RESPONSIBILITIES
  • Strategic Leadership: Direct development activities and provide strategic leadership and tactical implementation for the organization’s development pipeline.
  • Development Plans Preparation: Prepare comprehensive development plans, including market research, due diligence reports, financial analysis, investment strategy, anchor strategy, pricing, sale and lease strategy, risk register, and exit strategy.
  • Executive Reporting: Produce consolidated high-level executive reports, providing a clear picture of the entirety of the works within Hickory’s development portfolio, recommending strategies, highlighting critical issues, and proposing actions and measures.
  • Delivery Strategy Coordination: Prepare the delivery strategy of the development, coordinating and integrating input from other support functions to deliver the project development plan.
  • Feasibility and Business Case Preparation: Prepare property development feasibilities and business cases, covering all aspects of the development life cycle: acquisition, sales/leasing, funding, and design.
  • Development and Design Brief Management: Manage the preparation and regular review of project-specific development and design briefs to ensure alignment with project business objectives.
  • Risk Management: Establish, update, and regularly report on the consolidated risk register and mitigation measures.
  • Project Delivery Oversight: Oversee the delivery of projects from acquisition through to completion, utilizing the appropriate team members for each stage and requirement.
  • Development Programme Management: Create, manage, and adhere to a development programme.
  • Strategy Adherence: Adhere to strategies and targets as agreed with the Strategic Projects Director or set out by broader business strategies.
  • Task and Deliverable Management: Set and manage deliverables and tasks for the Hickory Development team.
  • Sales and Leasing Strategy Development: Develop and guide Hickory’s sales and leasing strategies through engagement and collaboration with market leaders, designers, and similar stakeholders.
  • Commercial Vision Collaboration: Work collaboratively with Directors, Hickory teams, and consultants to develop, implement, and drive a clear commercial vision.
  • Property Strategy Management: Manage the development, implementation, and monitoring of the organization’s existing property strategy to underpin long-term sustainability and growth.
  • Development Opportunity Investigation: Investigate and enact development opportunities, ensuring new developments support the main business operations.
  • Stakeholder and Specialist Coordination: Ensure the team effectively manages all project design consultants, lawyers, quantity surveyors, cost planners, external project managers, real estate agents, government agents, contractors, and other specialists to deliver Hickory’s developments.
  • Sales and Marketing Strategy Implementation: Set out sales and marketing strategies and manage the implementation plan, aligning with market drivers, real estate trends, and highest best use analyses.
  • Financing Documentation Preparation: Prepare documents required for bank and project financing, working closely with the CFO and Hickory Directors for project structuring.
  • Best Practice Implementation: Develop and implement best practice processes and project management methodologies.
  • Budget and Strategy Reporting: Prepare, maintain, and report on all development budgets, feasibilities, programs, and strategies to the Directors and external stakeholders through comprehensive monthly PCG reports.
  • Documentation Maintenance: Ensure meticulous maintenance of all project documentation, including minutes, agendas, contracts, drawings, project plans, budgets, cost reports, and feasibility studies.
  • Formal Communication: Prepare and present formal correspondences, reports, and presentations.
  • Cross-Functional Relationship Management: Manage cross-functional relationships with internal and external stakeholders and oversee tasks assigned to the development management team.
  • Mentorship and Direct Report Management: Mentor and manage direct reports, fostering a supportive and productive team environment.

 

TO BE SUCCESSFUL IN THE ROLE
  • 10+ years of senior-level experience in property development.
  • Proven history of successfully delivering developments across multiple asset classes.
  • Demonstrates a strategic and analytical approach, with the ability to drive successful outcomes.
  • Strong ability to manage, lead, and positively influence a development team.
  • Excellent skills in managing relationships, with the ability to influence and engage both internal and external parties.
  • Outstanding critical thinking and problem-solving capabilities.
  • Strong understanding of the national property market.
  • Ability to quickly adapt to and overcome new challenges, including mastering new systems and processes.
  • Exposure to and experience with using Estate Master.
