POSITION OVERVIEW
The Senior Development Manager at Hickory is responsible for overseeing all aspects of project development, from initial planning and financial analysis through to execution and completion. This role requires strategic leadership in preparing and managing development plans, coordinating cross-functional teams, and driving the implementation of sales, leasing, and marketing strategies. The Senior Development Manager will ensure projects are delivered on time, within budget, and aligned with the company’s commercial vision, while fostering strong relationships with internal stakeholders, external consultants, and community partners.

RESPONSIBILITIES
  • Development Plan Preparation & Strategy Execution: Prepare and execute comprehensive development plans, including market research, due diligence, financial analysis, risk management, and sales/leasing strategies, aligned with overall business objectives.
  • Executive & Budget Reporting: Produce high-level executive reports summarizing development progress, budgets, and strategies, while maintaining transparency through regular financial updates and feasibility assessments.
  • Project Delivery & Risk Management: Oversee project delivery from acquisition to completion, managing costs, risks, and resources effectively to ensure timely and on-budget execution.
  • Cross-Functional Coordination & Stakeholder Management: Coordinate with internal teams (legal, finance, marketing) and external consultants to integrate inputs into a cohesive project strategy. Maintain strong relationships with contractors, agents, and community stakeholders to drive project success.
  • Sales, Leasing & Marketing Strategy: Lead the development and implementation of sales, leasing, and marketing strategies in collaboration with market experts, ensuring alignment with market trends and maximizing project value.
  • Contract Negotiation & Value Engineering: Negotiate favorable contract terms with vendors and stakeholders while identifying cost-saving opportunities through value engineering without compromising on quality.
  • Property Strategy & Commercial Vision: Manage the development of Hickory’s long-term property strategy and collaborate with leadership to define and implement a clear commercial vision.

 

REQUIREMENTS
  • 10+ years of senior-level experience in property development.
  • Proven history of successfully delivering developments across multiple asset classes.
  • Demonstrates a strategic and analytical approach, with the ability to drive successful outcomes.
  • Strong ability to manage, lead, and positively influence a development team.
  • Excellent skills in managing relationships, with the ability to influence and engage both internal and external parties.
  • Outstanding critical thinking and problem-solving capabilities.
  • Strong understanding of the national property market.
  • Ability to quickly adapt to and overcome new challenges, including mastering new systems and processes.
  • Exposure to and experience with using Estate Master.
