POSITION OVERVIEW
The Site Manager plays a pivotal role in the successful delivery of a hyperscale data centre fit-out project, overseeing all on-site activities from structure handover through to commissioning and client handover. This includes the coordination of complex MEP systems, critical infrastructure, and high-spec technical spaces to meet stringent quality, safety, and performance standards.

RESPONSIBILITIES
  • Project Planning and Scheduling: Develop and maintain detailed construction programs for the fit-out phase, ensuring seamless integration of architectural, services, and commissioning works within the overall project schedule.
  • Technical Coordination: Lead the delivery of highly services-driven environments ensuring alignment between design intent, trade coordination, and on-site execution.
  • Subcontractor Management: Manage and coordinate subcontractors across multiple disciplines (MEP, architectural, structural, commissioning), driving accountability for safety, quality, and program performance.
  • Client and Consultant Interface: Maintain strong communication with the client, superintendent, consultants, and commissioning teams to provide progress updates, address technical queries, and ensure project objectives are achieved.
  • Adherence to Design and Specifications: Ensure all works comply with design documentation, specifications, and commissioning requirements, maintaining precise installation standards throughout all phases.
  • Health, Safety and Environment (HSE): Champion a strong safety culture on-site through regular inspections, toolbox talks, and proactive management of risk, ensuring compliance with all HSE policies and legislation.
  • Industrial Relations: Oversee site workforce relations, ensuring compliance with industrial agreements and effective communication with subcontractors and workers.
  • Quality Assurance and Control: Implement and manage rigorous quality control procedures to ensure the data centre fit-out meets contractual, client, and Hickory’s internal standards.
  • Site Administration and Reporting: Oversee site documentation including RFIs, ITPs, NCRs, daily reports, and progress updates to maintain accurate project records.
  • Resource and Logistics Management: Optimise on-site logistics, including material handling, sequencing, and storage to maintain efficient site operations and minimise disruption to critical path activities.
  • Testing and Commissioning Support: Coordinate with commissioning managers and MEP contractors to ensure timely completion of testing, integration, and validation activities leading up to practical completion.
  • Budget and Cost Control: Monitor on-site expenditures, identify potential savings, and support commercial teams in managing variations, procurement, and forecasting.
  • Compliance and Audit: Conduct regular inspections and audits to ensure all work adheres to building codes, client standards, and environmental regulations.

 

TO BE SUCCESSFUL IN THE ROLE
  • Minimum 5 years’ experience as a Site Manager within commercial construction, including large-scale data centre or mission-critical projects.
  • Strong understanding of MEP systems, commissioning processes, and technical coordination between services and architectural trades.
  • Proven ability to deliver projects in live or high-security environments, maintaining safety, confidentiality, and operational integrity.
  • Demonstrated success in driving high-quality outcomes, meeting tight deadlines, and leading multidisciplinary site teams.
  • Solid knowledge of HSE management, industrial relations, and compliance frameworks.
  • Exceptional stakeholder management skills, with the ability to build strong relationships with clients, consultants, and subcontractors.
