Design and construction strategy has been informed by a number of pre-existing and future constraints including existing below-ground substations and easements.
Complex Constraints, Intelligent Solutions
Hickory played a critical role in navigating a highly constrained inner-city site, managing complex construction conditions that included existing underground electrical substations and protected easements designated for a future rail tunnel. These constraints required careful planning, close coordination with authorities, and innovative engineering solutions to ensure the development could proceed without disrupting essential infrastructure.
A defining technical achievement of the project was the installation of a significant 4.5 to 5-metre cantilever at Level 6, engineered to extend over an adjoining heritage building and operational light rail substation. This complex structural solution demanded meticulous sequencing, precision detailing, and collaboration across design and construction teams to safely deliver the cantilever while maintaining the integrity of neighbouring assets.

At level 6, the building cantilevers out 4.5m of the NSW Lightrail substation to provide an enhanced amenity and vies toward the city and George St.
The design includes a combination of glazed, and masonry elements which are incorporated into a curtain wall system.
