The Hat Hotel is a transformative redevelopment of the historic Henderson Hat Factory site at 7–15 Randle Street, Surry Hills. Originally built in 1912 as a Federation-style warehouse for R.C. Henderson’s millinery business, the building was a cornerstone of Sydney’s fashion industry for decades.
The new nine-storey, 123-room boutique hotel will integrate salvaged materials such as charred timber posts, original bricks, and the factory’s fire bell into its interiors, creating a narrative of resilience and continuity. The design emphasises adaptive reuse and urban activation, with a brick façade reinstated to match the original Edwardian detailing and a contemporary cladded screen for privacy and acoustic control.
Strategically located near Sydney’s Central Station and the new Metro entrance, the project includes a pedestrian link to enhance connectivity and aligns with the City of Sydney’s vision for Tech Central precinct revitalisation.
